Periodic Tenancy Cleaning: What Midlands Landlords Need

The Renters' Rights Act replaced fixed-term tenancies with periodic ones. Here's why Midlands landlords need flexible, on-call end-of-tenancy cleaning.

What actually changed, in practical terms

Under the old system, a fixed-term tenancy had a known end date, and cleaning could be booked weeks in advance around it. Under periodic tenancies, a tenant can give notice at any point and leave roughly two months later — which means the end-of-tenancy clean now needs to be booked reactively, against a notice period, rather than pre-scheduled against a contract date months out. For a letting agent managing dozens of properties, that shift alone changes how a cleaning supplier needs to operate: less bulk pre-booking, more short-notice, reliable turnaround.

  • Can they realistically turn around an end-of-tenancy clean on two to three weeks' notice, not two to three months?
  • Is there a standing arrangement or rate agreed in advance, so a notice period doesn't also mean a scramble to find and price a supplier?
  • Does their reporting (before/after photos, a completed checklist) hold up as evidence in a deposit dispute, given cleaning remains one of the most contested categories in deposit claims?
  • Can they flex volume up or down month to month, given notice-driven move-outs won't cluster predictably the way fixed-term end dates used to?

Why this is a genuine operational change, not just paperwork

The tenancy reform itself is about security of tenure and ending Section 21 evictions — the cleaning knock-on effect is a smaller, practical consequence that's easy to miss amid the bigger legal changes. But for anyone managing a portfolio of Midlands lets, it's a real scheduling problem: a supplier relationship built around predictable, pre-bookable cleaning slots doesn't fit a world where move-out dates are driven by two months' rolling notice rather than a fixed contract.

How we've adjusted for agents and landlords

We work with Midlands letting agents and landlords on standing arrangements — agreed pricing and priority turnaround — specifically so that a notice period doesn't also mean starting from scratch finding a supplier each time. Combined with photo-documented before/after reporting, that gives agents both the fast turnaround the new notice periods demand and the evidence trail that still matters if a deposit dispute over cleanliness comes up.
